BankUnited generates revenue primarily through interest income on loans and fees from deposit and treasury services. Its lending portfolio includes commercial loans, commercial real estate loans, and residential mortgages acquired through correspondent channels. The Company also earns revenue from traditional deposit products such as checking, savings, money market accounts, and certificates of deposit, along with fees for CDARS, insured cash sweep programs, and other cash management services.
The company operates through the following segments:
• Commercial Banking: This segment provides secured and unsecured lines of credit, formula-based lines of credit, equipment loans, owner-occupied commercial real estate term loans and lines of credit, mortgage warehouse lines, subscription finance facilities, letters of credit, commercial credit cards, SBA and USDA product offerings, Export-Import Bank financing products, trade finance, and business acquisition finance credit facilities. It serves growing small businesses, middle-market and larger corporate entities, and non-profit organizations. The segment includes two commercial lending subsidiaries, Pinnacle and Bridge.
• Pinnacle: Pinnacle provides financing to state and local governmental entities directly and through vendor programs and alliances. It offers a full array of financing structures including essential use equipment lease purchase and loan agreements and direct (private placement) bond refundings. The subsidiary is headquartered in Scottsdale, Arizona.
• Bridge: The Bridge portfolio consists of businesses equipment loans and leases, including finance lease and operating lease structures, and franchise equipment, acquisition and expansion financing facilities. The Bridge lines of business have been de-emphasized due to their risk/return and liquidity profiles. The subsidiary is headquartered in Baltimore, Maryland.
• Commercial Real Estate: This segment offers term financing for the acquisition or refinancing of properties, primarily rental apartments, mixed-use commercial properties, industrial properties, warehouses, retail shopping centers, free-standing single-tenant buildings, office buildings, and hotels. It also provides real estate secured lines of credit, lending to REITs and institutional asset owners, and subscription lines of credit to real estate funds. The segment has de-emphasized lending in the office sector and focuses on warehouse/industrial, multi-family, and retail sectors.
• Residential Mortgages: BankUnited does not originate residential mortgages but invests in residential loans originated through established correspondent channels and community partners. The residential loan portfolio is primarily comprised of closed-end, first lien jumbo mortgages for the purchase or re-finance of owner-occupied property. A limited portion is secured by investor-owned properties, and the Company does not originate or purchase negatively amortizing or sub-prime residential loans.
• Other Consumer Loans: This segment includes home equity loans and lines of credit and other consumer loans, which are not significant components of the loan portfolio or lending strategy. The Company does not originate or currently intend to originate a significant amount of consumer loans.
BankUnited operates in highly competitive markets containing numerous community and regional banks, as well as a significant presence of the country's largest commercial banks. It competes with state, national, and foreign banks, savings associations, savings banks, credit unions, financial intermediaries, private credit funds, FinTech companies, consumer finance companies, mortgage banking companies, insurance companies, securities firms, mutual funds, government agencies, and major retailers. The Company believes it can compete most successfully by focusing on the financial needs of growing companies and small and middle-market businesses, offering personalized services, digital platforms, and sophisticated cash management tools tailored to their businesses.
BankUnited serves individuals, small businesses, middle-market companies, large corporations, and institutions. Its customer base includes clients in urban markets such as Miami-Dade, Broward, Palm Beach, Tampa, Orlando, and Jacksonville in Florida, as well as customers in the New York Metropolitan area, Atlanta, Dallas, and Charlotte. The Company also provides commercial deposit, treasury solutions, and cash management products nationally through its NTS and HOA businesses.
