Real Estate Owned

Property purchased for rental or acquired through foreclosure is included on the balance sheet as real estate owned. The Company estimates fair values of real estate owned using market information such as recent sales contracts, appraisals, recent sales, assessed values, or discounted cash value models. Real estate owned by the Company is stated at cost and is tested for impairment quarterly.  Funding for long-term cash needs comes from unused net proceeds from financing activities, operating cash flows, and proceeds from sales of real estate owned.

As of March 31, 2023, and March 31, 2022, real estate owned totaled $6,138,912 and $6,312,818, respectively, with no valuation allowance. The company exhibits a negative growth of 2.7% year-over-year. As of March 31, 2023, real estate owned included $813,090 of real estate held for rental and $5,325,822 of real estate held for sale.
